Pre-Purchase EMF Inspection

Measure the Home Before You Close

A home inspection tells you about the structure. It doesn’t tell you what’s moving through the walls, or what’s coming from next door. Before you close on a property, this inspection gives you a room-by-room picture of RF exposure, AC electric fields, and AC magnetic fields throughout the entire home, so you’re making a decision with data, not guesswork.

Most buyers never think to ask what’s in the walls until after they’ve moved in.

Using the Safe and Sound Pro 2 RF analyzer and the Gigahertz Solutions NFA1000, we measure every room in the home, not just the bedrooms or a few sample areas. Neighboring cell infrastructure, nearby smart meters, shared walls in condos or townhomes, and existing electrical wiring patterns are all accounted for. You get an objective baseline on the property itself, independent of the seller’s disclosures and separate from anything a standard home inspector checks.

If the home has solar, this matters even more. Inverters, battery storage, and monitoring equipment can produce elevated AC electric and magnetic fields, and their location relative to bedrooms and living spaces isn’t something a standard home inspection or solar sales walkthrough addresses. We measure field strength at the inverter and trace how it carries into adjacent rooms, so you know whether the system’s placement is something worth negotiating on, not something you discover after you own the home.

This is due diligence, not diagnosis. The goal is to give you accurate information before you’re locked into a purchase, so any concerns can be factored into your decision, your negotiation, or your plan for the home once it’s yours.

What’s Measured

  • RF levels in every room of the home, not just key living areas
  • AC electric field levels throughout the property, reported in volts per meter (V/m)
  • AC magnetic field levels throughout the property
  • Solar inverter, battery, and monitoring equipment field levels, including how far they carry into adjacent bedrooms and living spaces (for homes with solar)
  • Neighboring and external signal sources (cell infrastructure, smart meters, shared-wall exposure)

What’s Received

  • Room-by-room findings for the entire property
  • Clear explanation of what was measured and what it means
  • Inverter and equipment placement findings, where applicable, in plain language
  • The FieldWise Home Profile, your personalized written report covering every measured domain: room-by-room scores, SBM-2015 comparisons, findings, and prioritized next steps
  • Guidance on what to factor into your purchase decision or negotiation

Common Questions

Pre-Purchase Inspection Questions, Answered

What does a pre-purchase EMF inspection measure?

We measure RF exposure, AC electric fields, and AC magnetic fields in every room of the home, not just the bedrooms or a few sample areas. Neighboring and external sources such as cell infrastructure, smart meters, and shared-wall exposure are accounted for, along with solar equipment where the home has it. Measurements use the Safe and Sound Pro 2 RF analyzer and the Gigahertz Solutions NFA1000.

Does this replace a home inspection?

No. This is separate from and additional to a standard home inspection. A home inspector tells you about the structure. This inspection gives you a room-by-room picture of the field environment, independent of the seller’s disclosures and separate from anything a standard home inspector checks. It is due diligence, not diagnosis.

What if the home has solar?

Inverters, battery storage, and monitoring equipment can produce elevated AC electric and magnetic fields, and their placement relative to bedrooms and living spaces isn’t something a standard home inspection or solar sales walkthrough addresses. We measure field strength at the inverter and trace how it carries into adjacent rooms, so you know whether the system’s placement is something worth negotiating on, not something you discover after you own the home.

How much does it cost and when should I schedule it?

The Pre-Purchase EMF Inspection is $500 and runs 60 to 90 minutes in the home, scheduled during your due diligence period before closing. You receive The FieldWise Home Profile with room-by-room scores, SBM-2015 comparisons, findings, and prioritized next steps.
